New homes for Staines Road

We are proposing to build around 55 new homes on the site at 80 – 82 Staines Road. The building on the site was built in the early 1970s and operated as Gala Bingo hall before its closure in 2015. It currently consists of the Xercise4less gym.

The new homes will be a mixture of one, two, three and four bedroom apartments in two buildings ranging from three to six storeys.  There will also be a set of 13 three-storey townhouses along the southern perimeter of the site, backing onto the homes on Grove Road. A new commercial unit, probably a shop of some kind, will be built close to the main access along Staines Road.

In addition to the landscaped central area there will be a green roof and terrace in the eastern apartment building and play-space for children who live in the new homes. Each of the townhouses has an additional rear patio, facing south.

Currently we are proposing 18 one-bed apartments, 22 two-bed apartments, eight three-bed apartments and five four-bed apartments. The amount of affordable housing provided will depend on the viability of the proposals, and will be agreed with Hounslow Council as part of the planning process.

All the new homes and the central outdoor area will be accessible by wheelchair and all will be dual-aspect (windows on more than one side).

As the site is very well located for public transport there will be no car parking on the site with the exception of two parking spaces for Blue Badge holders. Residents of the new homes will not be able to gain permits to park in any local Controlled Parking Zones. The occupiers of the sites along Staines Road that back onto the site will continue to have the right and the ability to reach the rear of their properties by vehicle or on foot. There will be extensive cycle parking, with over 100 spaces for residents and visitors.

Attention is being paid to make the buildings as sustainable as possible, with potential to install solar panels along with many other efforts to deal with the climate emergency including low carbon materials. There will be no gas boilers or appliances on the site.
